About The Palmetto Bluff Company

The Palmetto Bluff Company is a residential and resort real estate development comprising 20,000 acres in the heart of the South Carolina Lowcountry. Palmetto Bluff has a total of 4,000 entitled homesites, with just over 1,000 homesites sold, 600 homes built and more than 150 homes in the design review or construction process. To date, Palmetto Bluff has sold more than $1.3 billion in real estate.

At Palmetto Bluff, the land comes first. Stewardship to the land and protecting the natural resources of the 20,000 acres is paramount. The Palmetto Bluff Company works in partnership with the Palmetto Bluff Conservancy, who serves as the keeper of the natural and historical world at Palmetto Bluff, and ensures the conservation vision for this amazing piece of land.

The Palmetto Bluff company includes 35 associates with extensive experience in resort community and hospitality management, residential and commercial development and land planning, land management, and real estate sales. Long-term partnerships with industry leading designers, engineers, and consultants round out the team as does the significant partnership with Montage Hotels and Resorts, a premier hotel management company with a collection of distinctive luxury hotels, resorts and residences.

    David is responsible for managing all aspects of the business plan for the Palmetto Bluff Development Company including sales, marketing, development, operations, asset management and property management. He brings an extraordinary wealth of experience to Palmetto Bluff having participated in the development, design, operations and successful sales of world class resort communities like Silverleaf & The Country Club at DC Ranch in Scottsdale, Arizona, Martis Camp in Truckee, California, Santaluz in Del Mar, California, Ladera Ranch in Orange County, California, Glenwild in Park City, Kukui’ula in Kauai, Hawaii. His hospitality experience includes stints at The Boulders in Arizona, The Scottsdale Princess in Arizona, Shutters on the Beach in Santa Monica and the Four Seasons Hotel Company. He has a proven track record of developing and opening new concepts, strong sales, marketing, promotional skills and outstanding guest, member and owner relationships. David has served on multiple philanthropic boards in addition to both Private Club & POA/HOA Boards.

    Courtney Hampson

    Courtney is Vice President of Marketing for Palmetto Bluff and responsible for all marketing, communications and programming efforts for the 20,000-acre residential and resort community. She is 2007 graduate of HHI/Bluffton Leadership, has previously served as a board member for Bluffton Self Help and the United Way of the Lowcountry, and as chairperson of the United Way’s Emerging Leaders. Courtney is also a freelance writer and her column A Line in the Sand appears monthly in CH2 magazine. As an Adjunct Faculty Member at the University of South Carolina Beaufort, Courtney integrates her real-world experience into the classroom.

    Full Bio

    Mark oversees all accounting and finance functions, reporting, risk, human resources, and policy enforcement for Palmetto Bluff. This includes all activity at wholly-owned assets, joint ventures and resort operations. Mark’s experience includes senior accounting and finance leadership roles across several industries including aerospace, banking, technology, development and real estate. He began his career at Deloitte and Touche, and spent several years working at the corporate headquarters for the Goodrich Corporation and Bank of America. He holds a Bachelor of Business Administration with a concentration in Accounting from the College of William and Mary, an MBA from Duke University and a CPA license from the state of North Carolina.

    Bryan Byrne

    Bryan is the Broker-in-Charge and selling sales manager for Palmetto Bluff Real Estate Company. With a BBA in Finance from The College of William and Mary, Bryan brings valuable analytical skills to a 25-year career focused on high-end real estate sales. Bryan was part of the initial launch team at Palmetto Bluff and has been involved in over $1 billion in real estate transactions within the community. He started his career on Hilton Head Island and later branched off to sell and manage at two other sporting life communities, Brays Island and The Ford Plantation. Bryan enjoys all of Palmetto Bluff’s amenities, particularly time on the water with his three children, Colin, McKenna and Gavin.

    David has been a part of the Palmetto Bluff development team since 2003. His primary responsibilities include serving as the Owner’s Representative and Project Manager for the construction of the developer amenities in Palmetto Bluff. An example of these projects includes the original River House and Inn Cottages, the spa, the May River Golf Grille and Pro Shop, the buildings in the Village, the Lodge in River Road and the Palmetto Bluff Shooting Club. He also oversees the residential construction for homes built for sale by the Palmetto Bluff Real Estate Company, as well as numerous small projects throughout Palmetto Bluff. His background includes production building as a superintendent, project manager and construction manager for two national builders, as well as a high-end custom home builder. He also serves on the Board of the Palmetto Bluff Conservancy and the Design Review Board. David is originally from North Carolina and graduated from North Carolina State University. He and his wife Susan are the proud parents of Hampton and Laney. When not busy with work at Palmetto Bluff, David is an enthusiastic hunter, shooter, fly fisherman and history buff.

    Dallas Wood

    Dallas assists in managing all aspects of the Palmetto Bluff business plan, with an emphasis on development, entitlements, operations, the Palmetto Bluff Conservancy and property management. Dallas joined the Palmetto Bluff leadership team in 2007. He oversaw construction and development for the Montage Palmetto Bluff resort expansion and has managed all horizontal infrastructure for Palmetto Bluff since his hire. A native from the South Carolina Lowcountry, Dallas takes pride in the rich history of Palmetto Bluff and loves being a part of creating a world class destination. Dallas serves on the Board of Directors for many Palmetto Bluff operations including, the Palmetto Bluff Club, Property Owners Association and Development. Prior to 2007, Dallas worked with a general contracting firm managing federal and municipal heavy highway projects and private site development contracts. When away from Palmetto Bluff, he enjoys spending time with his family (Jennie, Sam, and Izzy) and friends.

    Nate Van Epp

    Nate brings diversified real estate experience in operations, acquisitions, entitlements, land development and strategic planning. Prior to joining Palmetto Buff, he held leadership positions with the nation’s largest private developer of master planned residential communities as well as in the homebuilding and real estate private equity industries. Nate received a Bachelor of Arts in English from the University of Virginia and an MBA from the Darden Graduate School of Business. He is active in the Urban Land Institute and enjoys spending time with his wife, Christina, and three boys.
